A home inspection is an investment into your future property, not a wasted expense. The report could expose hidden problems with the home that you may or may not have seen and can also give you peace of mind for your purchase. While we as agents do our very best to advise buyers during home showings of potential problems in the home, such as cracks in the walls or stains on the ceiling, the inspector is the professional at spotting potential issues. The report we receive will be very detailed and may include many items from small areas that simply need caulk to larger concerns that require another professional opinion, like a plumber for a leak. All of this is vital information for your knowledge, whether you choose to do anything with it or not, so you can move in to your home knowing what’s going on inside it.
Conducting a home inspection is done during what’s called the “due diligence period.” This is the time frame where you perform your research on the property and complete your loan application to ensure you can purchase the home. During this period, if you offered additional money deposits, you can terminate the contract should you dislike something that comes up on the inspection report. Depending on the money offered, you may or may not be able to receive a refund–your agent (hopefully us!) will guide you every step of the way and advise you when this period will end and what happens next.
